EMERGING DEVELOPMENT PROPOSALS

The exciting new development at Sheepwash Farm provides the opportunity to sensitively infill the undeveloped gap between two built-up parts of Whittington, which offers a sustainable location for much-needed market and affordable housing and alongside public open space and playspace.


The application is for “Outline Planning Application with All Matters Reserved Other Than Access For The Erection of Up To 270 Dwellings and Associated Infrastructure”


The ‘Outline’ type of application means the principle of the development will be established and full details of the proposed access to the site would be agreed. If the planning application is approved, further details of the appearance, landscaping, layout and scale will be provided in a subsequent planning application known as Reserved Matters.

Illustrative Masterplan

Barratt Redrow are working hard to create a sustainable development which benefits from excellent public open space and green and blue infrastructure provision, a network of footpaths and a cycleway which provides improved links from existing homes to the open space and facilities at Sheepwash Farm, such as the nursery. The draft Illustrative Masterplan (which is only indicative) has been carefully designed and is based on technical and environmental studies of the site. 

It shows the proposed locations for development, the vehicular access, the public open spaces and playspace and internal travel routes. A copy is provided below. In summary, it illustrates:


  • Housing is proposed to be arranged in perimeter blocks, east and west of the gas pipeline that runs through the middle of the site. Up to 43% of the housing is anticipated to be provided in affordable tenures, including shared ownership.


  • Vehicular access is proposed from Fisherwick Road along the southern boundary of the site.


  • Public open space is proposed across the site which would provide access to wildlife-rich areas alongside informal recreation opportunities such as dog walking and playspace.


  • Green and blue infrastructure and recreational links (a cycle route and pedestrian paths) are proposed through the site, providing multi-functional benefits in the form of enhancing biodiversity, promoting active lifestyles, and improving connectivity to and from the canal towpath and facilities in Whittington. 


  • Additional tree planting in the public open spaces and along the site boundaries is proposed, to provide a buffer to the railway line and the interface with Sheepwash Farm.


  • Hedgerows and trees are intended to be retained, with minor losses anticipated only to facilitate access. A 10% net gain in biodiversity is envisaged to be delivered on-site.


Please note that the masterplan is in draft form and for illustrative purposes only. Your comments will be taken into consideration in future updates of the masterplan.
