THE SITE, OPPORTUNITIES & CONSIDERATIONS

The Sheepwash Farm site extends to approximately 11.3 hectares. It forms an agricultural field that is located between two built-up areas of Whittington.


The site’s features have shaped the emerging development proposals and a suite of technical assessments and surveys of the site have been undertaken. These have identified a number of opportunities and key considerations which have informed the emerging proposals. No significant constraints which would prevent the delivery of a high quality and sustainable development on the site have been identified.

  •  Provision of up to 270 dwellings, which would assist in addressing the recognised shortfall in market and affordable housing.


  • Potential daylighting and restoration of Fisherwick Brook which is culverted underneath the site, providing benefits for biodiversity, recreation and amenity.


  • Provision of significant areas of public open space, with new play space and other potential open space typologies, such as allotments.


  • Middleton Bridge is pedestrian route which adjoins the north-western boundary of the site, providing opportunity for improved connections to and from Whittington and through the site.


  • Further active travel routes through the site could be provided within a green and blue infrastructure network, providing opportunity for leisure and recreation.


  • Potential for on-site biodiversity enhancements, with existing boundary planting retained and strengthened

  •  Utilities: A gas pipeline runs through the central part of the site.


  • Culvert: Fisherwick Brook is culverted underneath the site.


  • Highways: Whittington Bridge along Fisherwick Road does not cater for pedestrians.


  • Neighbouring Uses & Noise: The railway line to the north and the yard associated with Sheepwash Farm to the east present potential noise sources for future residents.


  • Ecology & Biodiversity: The site mostly comprises of farmland which is of relatively low biodiversity value, although there are some higher value habitats consisting of trees, hedgerows, woodland and grassed field margins.
